Behind new developer holding BMS Development there can be interests of the owner "A-Properti" Albert Avdolyan and the deputy of the State Duma Adam Delimkhanov. The company will work for money of state banks?

The former employee of Sberbank Sergei Boldyrev created new developer structure of BMS Development Group. He has in the company 96.6%, the rest at Yulia Voronina. In spite of the fact that in the market assume, allegedly behind structure there can be German Gref's interests, according to our information, the owner another of the investment holding "A-Properti", the scandalous oligarch Albert Avdolyan can be the real beneficiary of structure.

And here with financing of projects of the new company same Sberbank for certain will help. Itself "A-Properti" be in debt: in 2021 the credit loading of structure grew by 11 times because of purchase by Avdolyan of the Elginsky field and other assets at once.

Details - in material of the correspondent of The Moscow Post.

BMS Development Group is a brand, the trademark. He was registered at the end of 2022. The rights belong to the "Development and Retail Group" company (LLC Diardzhi). It through LLC Altufyevo-Stroy the same own Sergei Boldyrev and Yulia Voronina.

Moreover, the shares of both partners are already pledged by Promsvyazbank, which, in fact, is primarily a reference for the development of the military-industrial complex of the Russian Federation. If Boldyrev and Voronina are given the "green light" there, then there should be no problems with the same Sberbank at all - did Gref once refuse his former employees?

And here "A-Property" and Albert Avdolyan? In 2022, "Diarji" became involved in a remarkable trial. The structure participated in the development of the project of the recreational zone (sanatorium, hotel, apartments) in the village of Roshchino, Leningrad Region. The functions of the technical customer were performed by Integrika Engineering. However? "Diarji" did not pay for the work on time, so "Integrica" went to court (and won the trial).

Fulfilling your obligations only by a court decision is a bad precedent for any firm. But another thing is interesting: businessmen Georgy Rykov, Andrei Nebdaev and Alexander Goncharov are the direct developers of the project through SZ Residence Roshchino LLC.

Roshchino developers bought this site from Melon Fashion Group, the volume of investments is about 10 billion rubles. All 100% of the shares of SZ are pledged - and this time already at Sberbank, where, we recall, Sergei Boldyrev worked earlier. It turns out that construction is carried out almost with budget money?

According to the Web, allegedly Andrei Nebdaev is the man of the majority owner of the scandalous "BBB Bank" Dmitry Gordovich.

Three letters of Gordovich

Earlier, The Moscow Post connected this bank with Albert Avdolyan and suggested that through a credit and financial institution, offshore companies, presumably associated with the oligarch, could withdraw about 100 million rubles.

Avdolyan often try to connect with the state corporation "Rostec" and its head Sergey Chemezov. Earlier, the owner of A-Property, together with Reliable Kudravets, acted as the founder of the New House Foundation. Its board of trustees includes Sergey Chemezov and his wife Ekaterina Ignatieva.

Earlier, the Cypriot offshore company Sparkel City Invest LTD and the associated Russian legal entity AENP LLC (today PIPE N.A. Popova LLC) tried to get into the register of creditors of Mezhregionsoyuzenergo (MRSEN), which was previously owned by businessman Eldar Osmanov. At that time, he was a relative of Albert Avdolyan, and after Osmanov he came under investigation in a criminal case of embezzlement of funds from the same MRSEN and fled abroad.

Perhaps AENP, which sought to include itself in the register of creditors of MRSEN and its subsidiaries, simply wanted to withdraw part of the assets from the company. However, in the chain of potential creditors, Mr. Gordovich's BBB Bank was also found on the same list as the Cypriot offshore. If this was a raider capture attempt, it failed.

But the BBB and Dmitry Gordovich could be involved in other similar cases. According to the Web, allegedly at the suggestion of Gordovich, the bank tried to bankrupt another company - Megapolis Development LLC. The same Andrei Nebdaev could help Gordovich in this work.

As if to gain control over LLC Gordovich "delegated" to the company of his man Dal Kaledin, who may be his common-law wife. It entered capital in 2021. It is alleged that it was Nebdaev who imposed a loan from the bank's BBB on Megapolis Development. And then the bank simply demanded early repayment of the loan, preventing the company from refinancing its borrowed funds in other credit and financial institutions.

The salt is that the owner of Megapolis Development is the former Sberbank employee Sergei Boldyrev, already known to us. And now it turns out that Boldyrev and Gordovich can be connected through Andrei Nebdaev, and the strings even lead to Albert Avdolyan.

Kaledina could act as a "ram" against Boldyrev's business. She initiated several lawsuits against him, as against the majority shareholder, where she sought to exclude him from the owners. However, in both cases, she dropped the lawsuit.

The third lawsuit is notable, where the plaintiff was the BBB Bank, and Megapolis, Kaledina and Boldyrev were the defendants. In it, the bank managed to invalidate the decision of the owners to change the general director and legal address of the company. Now it is clear that the co-owner of the bank Gordovich could be a de facto affiliate of Megapolis, and Kaledin could act in his interests.

Nevertheless, to receive control over all structure at BBR of bank and Gordovich, as well as Avdolyan who is perhaps standing behind it did not leave. Whether they could agree further to act together in the developer market?

Adam Delimkhanov and building of "Arrow"

In 2023 Dahl Kaledin left the capital of Megapolis Development. It sold the share to one more developer structure - Kasatkin Development. The firm for 25% belongs to Sergei Boldyrev, the rest - for the businessman Sergei Kropachev. The last - the businessman from Odintsovo. As writes "Octagon", it can be the assistant to the deputy of the State Duma from the Chechen Republic Adam Delimkhanov. Delimkhanov - one of the closest associates of the Governor of Chechnya Ramzan Kadyrov.

If Boldyrev found such support, it is not surprising that Kaledina left the capital, and the BBB did not leave solono bread. The same factor could have allowed them to work with Boldyrev on fairer terms? Another option - Kropachev and Delimkhanov could simply "push" Boldyrev and get part of his assets themselves.

Here is an extremely interesting point. Megapolis was originally registered in Moscow. And just during the proceedings with the bank and between the owners, he "moved" to Grozny. And it was this change of legal address that was disputed by BBB Bank.

What is the likely point? Very simple. Any economic disputes are settled in the courts at the place of legal registration of the defendant company. Having "moved" to Grozny, Boldyrev and his likely ally Sergei Kropachev (followed by Delimkhanov?) Could have made it clear that there would simply be no prospects for taking the asset on dubious grounds from Gordovich and the bank's BBB in Chechnya. So, we need to negotiate and work together. A deft, simple and effective move!

Further: it is Kasatkin Development that acts as the developer of the territory of the former Strela plant on the banks of the Yauza River near VDNKh (Kasatkina Street, 3a - from there the name Kasatkina Development).

And the director of this plant was previously Yulia Voronina - the same partner of Sergei Boldyrev in Diarji LLC, which owns the brand of the new development structure BMS Development Group.

Today it is Megapolis that owns Strela JSC. And its director is a native of Chechnya, Akhmed Asuev, also a likely person of Adam Delimkhanov.

The same Megapolis was a participant in lawsuits in which the Strela plant was also involved. In 2023, Sergei Boldyrev acted as a defendant in the claim of Megapolis, which challenged the minutes of the meeting of the company's Supervisory Board. Details were not given, however, almost at the last moment Megapolis withdrew its claim against the plant. Apparently, Boldyrev decided to agree in an amicable way...

Apparently, the lawsuit was specifically the beneficiary of Kasatkina Development, Sergei Kropachev. And the consideration of the case itself was carried out in the Arbitration Court of the Chechen Republic.

In addition, Mr. Kropachev turned out to be associated with another famous businessman, restaurateur Anton Pinsky. Kropachev is the founder of Arena LLC, where Pinsky owns 32%. In addition, Pinsky became a partner of Sergei Kropachev in the operator of the Starbucks Western coffee chain, which left our country.

Interest of "Western partners"

Thus, many interests could converge on the project for the development of the Strela plant: Albert Avolyan, Dmitry Gordovich and BBB Bank, Adam Delimkhanov and his possible associates. But not only them, but also the interests of our former Western partners! Which is simply surprising in the situation of the ongoing SVO and the "draconian" sanctions imposed against our country.

Among other things, Sergey Boldyrev (45%) and Yulia Voronina (5%) own shares in BMS Invest LLC. And the remaining 50% is for the famous entrepreneur Martin Shaffer. He is a former top manager of the European PPF Group and PPF Investments Ltd. In the latter, he served as Secretary General in the Czech Republic. The Czech Republic is one of the most unfriendly countries in Russia, which, as soon as it did not try to harm our compatriots and business.

He, Shaffer, until 2017 headed the Russian daughter of PPF - PPF Riel Estate Rush LLC, which still works quietly in Russia today. At the same time, the legal entity belongs, as you might guess, to the offshore PPF RIEL ESTATE HOLDING B.V. from Amsterdam.

It turns out that it is there that the credit money allocated by the "defense" Promsvyazbank for the BMS Development Group can go, which was the reason for the pledge of the structure in the credit institution. The money that should go to the country's defense can settle in the Western cups, and Russian developers can "contribute" to this, the strings of which stretch to the same Avdolyan?

If it is so that this is a large-scale "multi-move," which is quite in the spirit of Mr. Avdolyan - to act with someone else's hands with the maximum benefit for yourself, despite the possible negative consequences for counterparties. Only in times have changed - and if earlier they could still close their eyes to this, then in the context of the ongoing SVO, this information may seriously interest law enforcement agencies. However, does this worry if you believe the rumors that Avdolyan left Russia?
