Over the past month, five applications for bankruptcy of companies associated with the developer of PIK Group of Companies Sergei Gordeev were filed at once. Moreover, in some cases, firms are trying to bankrupt offices associated with the holding itself.

Apparently, the head of the company, Sergei Gordeev, in whose direction politicians and journalists from federal channels began to ungratefully speak out, was afraid of criminal prosecution and was going to curtail his business. Minus one developer with a reputation tarnished by numerous scandals. But at what cost? The Moscow Post correspondent understood the story.

Growing Bankruptcy Com

Recently, a whole series of bankruptcies have passed through the construction market: for example, at the end of last week, bankruptcy claims were received by Sergei Bogoslavsky and Yuzhnoye, a real estate company engaged in real estate, which belongs to Consult Group JSC. Bogoslavsky, on the other hand, heads the Perspektiva company (part of Peak Corporation LLC), which is under liquidation. As for Yuzhny, the company from 2017 to March 2022 belonged to PIK.

In this case, Tekhstroy LLC filed for bankruptcy, which is owned by Burves Project LLC. This company was previously the founder of Regional Construction Complex XXI Century LLC. Now the latter is controlled by PIK-Stroyinvest LLC.

Prior to this, the Moscow Arbitration Court declared Osp-Stroy bankrupt, which was previously also a subsidiary of PIK. By the way, Gordeev's corporation filed an application for inclusion in the register of creditors of the latter. And before that, a bankruptcy lawsuit against the company was brought by a certain "Karon" under the leadership of Irina Stologorova. She also headed the Prestige City company, managed by Mayak LLC, the founder of PIK-Comfort LLC.

The owner of the Karon company in 2021 was a certain K.O. It was the owner of several PIK subsidiaries, including PIK SZ LLC, which is in bankruptcy.

In early June, two more companies affiliated with the main Moscow developer filed for bankruptcy. We are talking about Delis-Invest and Retail Standard-Pyatigorsk. Until the spring of 2021, they belonged to PIK-Investproekt. It turns out that Gordeev can purposefully and methodically withdraw his own companies, which are drowning in debt, from the market without a loss for himself? The Moscow Post has already covered this topic in terms of the fact that the corporation is folding and risks soon leaving the Russian market.

At the beginning of June 2022, the company still did not submit a financial statement for the previous year. There is no talk of a report for the first quarter of 2022 at all.

What threatens the bankruptcy of the developer

At a time when PIK continues to get tasty sections of the capital's territories, and it has a lot of unfinished construction projects, this can seriously hit, as usual, the most unprotected segments of the population in this case. We are talking about equity holders. There are no cases when they were left without a roof over their heads. For example, Dmitry Ipatov, who bought apartments from Petrostroy, which is pulling its own bankruptcy, is still waiting for their apartments to hide from criminal prosecution in Zanzibar.

In Moscow, PIK is now building the Salaryevo Park residential complex, the Lublin Park residential complex, the Ilyinsky Meadows residential complex, the Krasnokazarmennaya 13 residential complex, the Volzhsky Park residential complex and a lot of other complexes. Prices for apartments in these houses reach 60 million rubles. Only whether equity holders will receive their cherished meters is a big question. Not to mention the quality of the "squares" offered by him for this money.

The other day, the ex-director of the Fund for the Protection of Equity Holders of the Leningrad Region Alexander Gorshenev, the head of the procurement department Viktor Nikitin and two owners of the project organization were detained on suspicion of embezzlement of 56 million rubles. TASS wrote about this. It turns out that civil servants who finally undertook to help deceived people with mortgages, but without housing, did nothing to speed up the completion of construction as a result? Will the same happen if PIK suddenly collapses and Gordeev flies away as a falcon?

Lobbyists don't stop

On top of all this, the State Duma, from the lips of Sergei Kolunov, a member of the construction and housing and communal services committee, said that developers allegedly lose up to 4 billion a year because of lawyers, who do not allow them to rent the house as it is, with unresolved violations. He called such actions "excesses." And a colleague of the deputy - deputy head of the Ministry of Construction Nikita Stasishin described it nothing more than consumer terrorism. That is, according to the logic of officials, when people want to get high-quality housing, for which they give half of the salary monthly, is it "inflection" and "terrorism"?

According to the authors of the Telegram channel NADZORNAYA, allegedly such statements are the result of PIK's complaint to the State Duma against customers who file a lawsuit against the developer and collect compensation for delays and poor-quality construction.

Thus, officials, in fact, become links of the system for blocking unscrupulous developers and violating the rights of ordinary citizens.

What the PIK press service is silent about, rich in stories about the success of the developer

The developer is known for regularly delaying the deadlines for the delivery of houses, and their quality often causes complaints from buyers. In 2018, Rostekhnadzor revealed 30 violations in the PIK building under construction - RostovGazeta reported.

Suppliers of the group of companies also have complaints. In 2019, PIK-Comfort owed Mosenergosbyt 128 million rubles. By the way, 99% of the group's shares back in 2006 were transferred to two offshore companies from the Virgin Islands FMC Realtors Holding Inc. and IBG Development Group Inc. Is the underpaid "surplus" going there?

Last year, the governor of the Moscow region, Andrei Vorobyov, directly stated that the management organization PIK-Comfort should leave the region, Forbes reported. By the way, in September 2020, PIK-Comfort hardly avoided bankruptcy.

In October 2021, the federal TV channel REN TV released a video that tells, among other things, that the developer has found signs of a financial pyramid.

Against the background of all these unfavorable insinuations around the developer, Gordeev is the time to turn his pyramid and look towards Western states or Israel, where many businessmen and politicians left Russia, including with an ambiguous reputation in their homeland.

But who will be responsible for all the projects abandoned by PIK in this case? Questions may arise, including to the mayor of Moscow Sergei Sobyanin, which still seems to favor Gordeev, continuing to provide capital territories?
